Sunny, Spacious and Ready to Enjoy

Beautifully positioned and filled with natural light, 3 Sage Close is a spacious two-bedroom, single-level villa offering easy, low-maintenance living with a few thoughtful extras that make it feel truly special.

The sunny master bedroom is a welcoming retreat, complete with a generous walk-through wardrobe flowing through to a beautifully appointed, fully tiled ensuite with underfloor heating – a little touch of everyday luxury, especially on cooler mornings.

A second generous bedroom is located toward the rear of the villa and opens directly onto its own courtyard, complete with a wall-mounted clothesline. It’s a wonderfully versatile space for visiting family and friends, or could easily become a home office, reading room or creative retreat.

At the heart of the home is a stylish designer kitchen, opening into the generous living and dining area. Large sliding doors and floor-to-ceiling windows flood the space with natural light and create an easy connection to the private courtyard garden outside. A sizeable, raised planter provides the perfect spot to grow herbs, vegetables or favourite flowers without the upkeep of a large garden.

One of the standout features of 3 Sage Close is the exceptionally deep internal-access garage. There is room here for much more than the car – think workshop, man cave, artist’s studio, craft area, extra storage, or potentially even two smaller vehicles parked one behind the other.

With all the lifestyle benefits and amenities of The Botanic Hibiscus Coast close at hand, 3 Sage Close offers a relaxed, practical and beautifully finished home designed to make retirement living easy.

What The Neighbours Say

We are very pleased we chose a villa on Sage Close. The elevated position gives views over the Village, the gardens and the hills beyond. This is ideal for a good airflow through the Villa (and for drying clothes!)

Yet all the amenities of the Village are not far away and easy to get to. The rooms are light and airy; there is good access to the outside sitting areas and surrounding gardens, which are all maintained for us.

Moving from a 4-bedroom house has been easier than we thought, and having the larger garage has helped with that, plenty of room for storage, shelves and a working area.” – Ian & Jennifer

Frequently asked questions

View All Frequently Asked Questions
  • How can I secure a home at The Botanic?

To place a hold on a villa or apartment you will need to complete an application with Michelle or Kathryn, and pay a $5000 deposit.

Your deposit is held in a trust account by Anchorage Trustee Services and is fully refundable if you decide at any point that you don’t want to proceed.

Michelle and Kathryn are highly experienced in aged care living, and will explain everything to you so that you fully understand the paperwork. This is then sent to your lawyer who will provide you with independent legal advice.

  • What homes are available at The Botanic Hibiscus Coast?

There are two independent living options at The Botanic Hibiscus Coast. There are one, two, and three-bedroom villas, and one, two, and three-bedroom apartments. Every home can accommodate high-level home care support.

Development will soon begin on our full continuum-of-care offering which includes specialised residential aged care, and a dedicated memory care facility.

If you’d like more information about The Botanic’s care offering, please get in touch with Michelle or Kathryn in our Sales Office.

  • How much does it cost to live at The Botanic?

Residents pay an entry payment (the price of your villa, apartment, or care suite) which is determined by the type of home you choose.

To secure your home, you will enter into an Occupation Right Agreement (ORA) with The Botanic. This gives you the right to occupy your home in The Botanic Hibiscus Coast and also details the relevant terms and conditions. Our Sales Team can explain an ORA to you, and your lawyer will also help you with this.

If you leave the village, which you can end at any time by giving 30 days’ notice, this entry payment will be refunded to you or your family less a Deferred Management Fee (DMF).

  • How much is the weekly village fee?

The Outgoings Payment (or weekly fee) is $215.00 and is fixed for life. However, until such time as the Main Amenities Building or the Care Home is built (whichever is sooner), The Botanic will discount the Outgoings Payment to $185.00.

The Outgoings Payment covers the following:

    • Rates
    • Water rates
    • Building insurance
    • Upkeep of gardens
    • Maintenance of the dwelling (internal and external)
    • Upkeep of communal facilities
    • Rubbish Removal
    • Security
    • The salaries of all employees directly employed to deliver village operational services.
  • How does a villa differ from an apartment?

A villa is a one, two, or three-bedroom standalone single-level home with a private garden, patio, or deck, and an internally accessed garage. An apartment is a one, two, or three-bedroom self-contained unit in the Nikau or Rimu buildings, and underground carparking.
